YAVAPAI COMMUNITY HEALTH CENTER

One of three CHCY sites serving Yavapai County, the Yavapai Community health center is a comprehensive renovation on an existing Federally Qualified Health Center into an 18,100 SF clinic. The project was developed to improve patient flow, increase clinic capacity, and modernize the facility in support of evolving community health needs.

The renovation reorganized the floorplan to provide larger exam rooms and specialized care zones tailored to diverse patient populations and service lines, including dedicated areas for Women, Infants, and Children (WIC) services, infectious isolation, crisis intervention, fast-track exam rooms, immunization, and community health services. These spaces were designed to support safety, dignity, comfort, and equitable access to care for the populations served. A further 2,000 SF expansion adds essential administrative and meeting spaces, significantly increasing the County’s capacity to coordinate public health programs, outreach efforts, and internal operations.

Funded through the American Rescue Plan Act (ARPA), the work required careful cost control, strategic value engineering, and disciplined planning to maximize impact while adhering to a strict $2.5 million budget. Cotton and the contractor worked closely throughout design to coordinate real-time pricing, constructability, and phasing decisions, ensuring that every design move supported both patient experience and fiscal responsibility. Work was phased in three stages so the clinic remained open and operating throughout.

The plan centers on a dual-sided nurse station, with fast-track exam rooms near the waiting room for immunizations and testing and larger exam and procedure rooms set deeper in the suite, plus a dedicated women, infants, and children suite. Coordinated masonry patterning ties the addition to the existing building.
